The article examines the regional features of the development of Ukraine’s construction industry amid structural transformations driven by military actions, shifts in investment flows, and business relocation. The spatial differentiation of construction activity is analyzed based on key indicators, including the number of business entities, employment levels, housing construction volumes, and capital investments in residential construction. It is established that the construction sector is characterized by significant territorial disparities that have intensified due to security factors, internal population migration, and the reorientation of economic activity. A shift in the centers of construction activity toward the western and central regions has been identified, accompanied by the emergence of new economic growth poles and the development of logistics and infrastructure real estate. It is evident that business relocation is a key driver of transformation in the construction market, affecting the demand structure, the spatial concentration of investment, and employment dynamics. It has been proven that investment activity is a key factor in the sector’s development, creating the preconditions for expanding construction projects and attracting labor resources to relatively safe regions. Groups of regions are identified by level of construction development, and key disparities among them are outlined. Current industry trends are summarized, including growth in the warehouse real estate segment, intensified residential construction in host regions, and a decline in construction activity in frontline areas. It is evident that the further development of Ukraine’s construction industry will depend on the effectiveness of the state reconstruction policy, the stabilization of the security environment, the investment capacity of regions, and the sector’s ability to adapt to new spatial and economic conditions.
