The article examines the management of corporate social responsibility to ensure the sustainable development of urban areas amid intensified urbanization, rising socio-economic instability, and escalating environmental challenges. The transformation of the role of business from a purely economic agent to an active participant in shaping the urban environment is substantiated, which necessitates the integration of social and environmental components into the system of managerial decision-making. It is determined that modern urban areas function as complex multi-level systems in which economic, social, and environmental processes interact, requiring the coordination of interests among various development stakeholders. Theoretical approaches to corporate social responsibility, such as stakeholder theory, the triple bottom line concept, and the shared value concept, are generalized and treated as components of strategic management and tools for ensuring long-term performance. It is established that the implementation of socially responsible practices generates complex effects in urban areas, manifested in improved urban environment quality, the development of social infrastructure, the strengthening of social capital, the intensification of stakeholder interactions, and the reduction of environmental risks. It has been proven that the effectiveness of integrating corporate social responsibility into urban development depends on the level of institutional interaction among business, government, and the community, as well as on the degree to which relevant principles are incorporated into the system of strategic management. Managerial mechanisms for integrating corporate social responsibility are systematized across strategic, institutional, and operational levels, ensuring comprehensive impact on territorial development and increasing adaptability and resilience to external challenges.
