Abstract

Introduction. The main areas of application of normative monetary valuation of land are taxation and lease in modern economic conditions. Recently, amendments were made to the legislative and regulatory acts that regulate the Procedure and Methodology for conducting normative monetary valuation of non-agricultural land outside the settlements. Thus, for today there is a need for a comprehensive study and legislative regulation of this issue, as well as improved new Methodology and Procedure for the normative monetary valuation of non-agricultural land (except for the lands of settlements).

The purpose of the article is to analyze and study the methodological and legal provision of monetary valuation of non-agricultural land, to identify the main deficiencies and directions for further improvement.

Results. The methodical principles of lands monetary valuation of protected areas are determined. It is emphasized that land valuation is the main means of determining the value of land, expressed in a certain amount of money, which can be obtained by the seller of the plot. The methodical approaches to determination of lands monetary valuation of protected areas are investigated. An analysis of the current state of use and further development of protected areas is carried out.

Conclusions. The obtained results of the research indicate that the current Methodology and Procedure for normative monetary valuation of non-agricultural land (except for settlements) are subject to improvement. Further research will focus on the comprehensive study and legislative regulation of this issue.
