This study aims to analyze the spatial characteristics of the Mykolaiv and Odesa regions’ current land resources and marine territories. Methodology. An analytical method was employed within the framework of this study. Specifically, the state, size, and structure of the Mykolaiv and Odesa regions’ land fund and marine territories were analyzed. The economic development of coastal areas largely depends on effectively utilizing the potential of three ecosystems: terrestrial, coastal, and marine. The marine environment is critical as a valuable economic resource. The research results indicate that studying the current state of land and marine territories in the Mykolaiv and Odesa regions contributes to a deeper understanding of the prospects for land use development and the functioning of a free economic zone in these regions, considering the losses caused by Russia’s military aggression. The analysis of the size and structure of the land fund and marine territories provides essential data for forecasting, developing effective land policy, optimizing resources, and advancing maritime activities. This contributes to the sustainable development of agriculture, the strengthening of the economy, and the food security of Ukraine: scientific Novelty and Practical Significance. The main tasks needed for the effective economic development of Ukraine’s coastal regions are establishing and ensuring the proper functioning of a marine cadastre system. The integration of land and marine cadastres will provide accurate data representation of coastal territories and the marine environment, facilitate effective management and development of these regions, and help establish the status of the marine environment in the economy on par with land resources—prospects for Further Research. Establishing and functioning a marine cadastre in Ukraine remains relevant and requires further research. Developing a methodology for zoning marine space is necessary for its efficient use.
